Increasing Lab Construction Costs

As of June 2012, laboratory construction costs rose about 2% from those in January 2011, according to a recent study by lab architecture firm HLW International and cost management consultant Faithful+Gould, both based in New York City. The firms expect to see construction costs rise 3 to 4% during 2012 going into 2013. This increase is less than that in 2011, but still on a steady positive path after declining somewhat during the 2009-10 recession. Though not fully recovered from pre-recession levels, costs should climb to 2009 prices by the end of 2012. With market stabilization, the firms forecast a steady rise going into 2013
Labor costs have remained relatively stable from last year. Overall material costs are expected to rise about 2% from 2011, while demand in foreign markets for limited commodities, such as steel, aluminum and copper, have caused a significant increase in market prices by up to 8%. Lab construction bids attract fewer responses than in previous years. In return, the competitive environment that pressured aggressive contractor pricing in previous years has leveled off to allow more moderate pricing in the current market. Clients are now approaching new work with an increased emphasis on budget and design and the uncertainty of years past. Designs must be smart, functional and mindful of costs.
